The Municipality of French River is responsible for issuing property tax bills and collecting payments. Property taxes provide the primary source of funding for the essential services we deliver to our community, including road maintenance, emergency services, waste collection, and recreational facilities.
How Property Taxes Are Calculated
Each property in French River is assigned a tax class based on its use (for example: residential, commercial, or industrial).
Your total property tax rate is made up of two parts:
Municipal Tax Rate: Set annually by Council through the municipal budget process
Education Tax Rate: Set each year by the Province of Ontario for school board funding
These rates are applied to your property’s Current Value Assessment (CVA), which is determined by the Municipal Property Assessment Corporation (MPAC).
Formula: Property Tax = (Municipal Rate + Education Rate) × Property Assessment Value (CVA)
2025 Final Tax Bill – Change in Due Dates
For 2025, the Municipality adjusted the property tax installment due dates to:
First Installment: July 16, 2025
Second Installment: August 13, 2025
This change was approved by Council as part of the 2025 budget and tax levy process to help manage the Municipality’s cash flow and ensure continued delivery of services throughout the year.
Final tax bills were mailed on June 18, 2025, providing more than the legally required 21 days’ notice before the first installment due date.
We recognize that we could have been more proactive in communicating this change in advance, and we apologize for any confusion this may have caused. Going forward, we are committed to providing clearer and earlier notice for any future changes to tax payment schedules.
Please note: 2026 Interim Installment due dates will be in February and March (pending Council approval).
